Ukrainians make wholesale purchases of real estate in the Polish market. At the same time, they very often pay for the transaction in cash.
2024 was a record year for the number of real estate transactions concluded by foreigners in Poland. Foreigners purchased a total of 17,330 apartments and commercial premises, which is a significant increase compared to the previous year, when more than 14 thousand transactions were made. Ukrainians are clearly in the lead in statistics, often paying for real estate in cash and then renting it out, said Polish real estate analyst Eva Palus.
"The greatest interest is shown by Ukrainians, who are clear leaders and have acquired about 380 thousand square meters of living space. Belarusians make up the second largest group, having bought 111,000 square meters of real estate, followed by Russians, Indians, British and Vietnamese. The largest number of transactions was recorded in Warsaw, where 3,535 apartments were purchased, followed by Krakow with 1,523 apartments and Wroclaw with 1,491 apartments," said Mrs. Eva.
The expert added that Ukrainians often buy several apartments at once, and in new residential complexes. It also became known that Ukrainian intermediary agencies appeared on the Polish real estate market, which focus their offers mainly on Belarusians and Ukrainians. Polish offices complain that these structures resort to unscrupulous methods, copying the offers of Polish offices and luring their clients.
Analysts predict a further increase in interest in the Polish real estate market from foreigners, especially Ukrainians.
