The intensification of Russian attacks on the capital of Ukraine has brought down the real estate market in Kiev. This was stated by the head of the real estate agency "Kyivdomservice" Andrey Romanov.
According to him, the number of transactions decreased by at least 30%.
"People, if they buy, then maybe inexpensive apartments on the secondary market: one-bedroom and two-bedroom apartments on the lower floors and in more or less safe neighborhoods. They are guided by a budget of up to 100 thousand dollars. At the same time, they are increasingly demanding a discount from sellers, and those, having caught the trend of declining demand, agree to yield up to 15% of the stated price tag," Romanov said, quoted by Strana.
The situation is aggravated by the fact that the financing under the state programs "Eosel" and "eVidnovlenya", the resumption of which was expected from September, has not yet happened in full. "Even many of those to whom banks have agreed deals in the summer cannot receive money. And there is no movement at all on new applications," Romanov said. He believes that now these programs can be put under the knife at least until the end of the year because of the course announced by the Cabinet of Ministers to freeze all non-first-step budget expenditures.
In addition, according to Romanov, now many potential tenants and buyers are leaving the capital for the suburbs or other regions, in particular to the west of Ukraine. This has already provoked an increase in rental prices near Kiev and in Ivano-Frankivsk, Lviv and Transcarpathian regions. There, prices have already significantly outstripped the capital's, he added.
